We'll ask about income, expenses, tenants, & condition to provide you with a competitive offer before visiting the property.
Only after agreeing upon a price will we work with you to schedule inspections with your tenants to verify property info.
As soon as inspections are approved, we're working towards a closing. No hurry if you need time, but we're ready.
Most of our purchases are clean, occupied single and small multifamily rental properties in affordable neighborhoods. We're still happy to consider vacants & buildings that need repair on a case by case basis.
Indiana, Wisconsin, Ohio, Pennsylvania, Michigan, Kentucky, Tennessee, Arkansas, Alabama, Georgia, and Missouri are our bread and butter! Bring us any off market property you come across in these states!
No. We only purchase properties that are off market, or pre-market.
With our own money. We don't use hard money loans or investor funds to close purchases. We are a direct buyer, so we close on each property under our own business using company funds.
As fast as you can get us in the property once & the title company can schedule a date! In reality, though, most sellers are not in a rush and prefer we make them a higher offer along with a quick inspection & 15 days to close afterwards.
When we send you an offer, you're welcome to request references from licensed title companies. We'll provide the names of reputable businesses that can verify that we purchase multiple properties every week.
When we started this business, we would visit each property before making an offer.. all that did was waste a ton of your time & ours. So we developed a process where we can gather basic information about your property, do our research online, then call back for more detailed information if it looks like we're close. This allows us to get on the same page with a price before putting you & your tenants through the hassle of an inspection.
A variety of ways. Some properties are held in our long term rental portfolio. Others are sold to private investors from our internal network after we close on them ourselves. We are a business, so naturally, we will make money on the property some way or another.
